Why It Matters: To effectively manage the multifamily portfolio, we need a complete picture that combines property-level financials with fund-level data and valuation inputs. This workflow brings all those disparate pieces together into one cohesive view.

How It Works: We integrate financial data from both Highmark-managed properties (sourcing current data from Yardi and historical data from RealPage) and non-Highmark properties (managed through RealFoundations). This is then supplemented with fund-level financial data from the main Starwood Yardi system and valuation model data submitted by teams via Appian. All of this information is centralized in Cherre, where it is mapped and aggregated into a standardized format.

  • Key Data: Property Financials, Fund-Level Financials, Valuation Attributes.

Detailed Transformations:

  • Multi-level Mapping: Data is processed through several mapping layers, including starwood_account_mapping_multifamily_sreit, RealPage Property Mapping, Fund Level Property/Account Mapping, and investment_code_mapping.

  • Conditional Sign Flip: A transformation is applied to flip the sign for specific accounts (e.g., those starting with '3' or '6200-20') to ensure financial consistency.

  • Data Integration: The core transformation is the aggregation and standardization of data from four distinct source types (Highmark, Non-Highmark, Fund-level, Valuation) into a single, cohesive data model.

End Result: Standardized property cash flows are delivered to Anaplan for structured financial planning. In parallel, a more granular set of data, including detailed cash flow and valuation attributes, is made available in Power Query for flexible, in-depth analysis by asset management teams.
