Why It Matters: When we acquire a new portfolio or need to conduct analysis on historical data, we need a reliable way to load large volumes of complex valuation data. This workflow provides a robust, repeatable process for performing these bulk data loads from the valuation software, Argus.
How It Works: This is a "full replacement" load, meaning it is designed to overwrite existing data to ensure a clean and consistent starting point. The process is initiated by a user specifying two key parameters: a Portfolio Parameter (e.g., "2024_01_SREIT") to identify the group of assets, and a Scenario Parameter (e.g., "Final%") to select the specific valuation scenario. Based on these inputs, the workflow ingests the high-level property asset list and then systematically pulls all related detailed data tables from Argus.
Key Data & Transformations:
Data Sources: Argus.
Key Data: Financial Results, Summary Results, Valuation Assumptions, General Vacancy, Credit Loss, Monthly Occupancy, Inflation Details.
Detailed Transformations:
Parameterized Extraction: The core transformation is the bulk extraction of data based on the user-provided Portfolio and Scenario parameters.
Parent-Child Table Creation: The workflow first creates a list of all property assets that match the parameters and then uses that list to pull all related data from child tables, ensuring a complete and consistent dataset is extracted.
Full Replacement Load: The extracted data is loaded in a way that fully replaces any existing data for that portfolio and scenario, preventing data conflicts.
End Result: This process creates a complete and internally consistent dataset for a specific portfolio and scenario. This forms a reliable baseline for any future analysis, modeling, or reporting on that portfolio.
